Realty Trust SP-01-62 3 <br /> Board of Appeals <br /> GENERAL FINDINGS <br /> 1. that the subject property is located at 108 Echo Road and consists of 60,000 <br /> square feet of land. t <br /> SPECIFIC FINDINGS <br /> The Board determined that: <br /> 1. there are no wetlands or other significant resource areas on site,which would <br /> be adversely impacted by the proposed development. <br /> 2. the proposal would not adversely affect public health, safety or welfare nor be <br /> a substantial detriment to the immediate neighborhood or to the community as <br /> a whole. <br /> 3. the proposed use is consistent with applicable state and town regulations, <br /> statutes, bylaws and plans. <br /> 4. there will not be an excessive demand upon community facilities created as a <br /> result of the proposal. <br /> 5. the proposed use is consistent with other uses that have already been permitted <br /> in the immediate area. <br /> In view of the foregoing,the Mashpee Zoning Board of Appeals found that the <br /> Petitioner met the criteria necessary for the granting of a Special Permit. Upon motion <br /> duly made and seconded,the Zoning Board of Appeals voted unanimously on June 13, <br /> 2001 to grant a Special Permit. The Special Permit is conditioned upon compliance with <br /> the following: <br /> 1. submitted landscape plan. <br /> 2. plans of John P. Doyle, III, Registered Land Surveyor, entitled: "Site Plan of <br /> Land Prepared for Z.J.Realty Trust, Showing the Proposed Building, Parking <br /> and Appurtenances, Lot No. 8 Echo Road,Mashpee,MA.,Date: April 2, <br /> 2001, Revised: 6-12-01". <br /> 3. the Petitioner shall post a$10,000 landscape and performance security OR <br /> deposit$5,000 cash. <br />
