Mashpee Zoning Jared West SP-01-85 2 <br /> Board of Appeals <br /> Mrs. Linda Casey, an abutter, asked why the trailer would remain on the property <br /> even after construction of the home. Mr. Govoni suggestedY that Mrs. Case conduct <br /> research on the exact language of the restrictive covenants for the neighborhood. <br /> Mrs. Casey voiced her concern that the Petitioner may continue using the <br /> recreational vehicle as alace o <br /> p f residence once the home has been constructed on the <br /> subject property. Mr. Govoni assured Mrs. Casey that the Building Commissioner would <br /> delay issuance of an occupancy permit on the new construction until after the mobile <br /> home had been removed from the septic and water connections. <br /> No other comments were received from abutters. <br /> GENERAL FINDINGS <br /> 1. that the subject property is located at 15 Blackwatch Way and consists of 2.5 <br /> acres of land. <br /> SPECIAL PERMIT CRITERIA <br /> Section 174-25112 of the Zoning By-laws reads: <br /> "Accessory uses. <br /> a, Manufactured home as construction office. <br /> Upon issuance of a special permit, a manufactured home or trailer may be used at a <br /> construction site for a period of not more than six (6)months, except that the Building <br /> Inspector may extend the permission for additional six-month successive periods while <br /> construction is continuing. The manufactured home or trailer may be used and occupied <br /> by a resident guard or caretaker, provided that it is connected to a septic system and water <br /> " supply as approved by the Board of Health". <br /> In view of the foregoing, the Mashpee Zoning Board of Appeals found that the <br /> " Petitioner met the criteria necessary for the granting of a Special Permit. Upon motion <br /> duly made and seconded, the Zoning Board of Appeals voted unanimously on August 22, <br /> 2001 to grant a Special Permit to allow for use of a mobile home on the property located <br /> 4 at 15 Blackwatch Way for temporary use as office and living space. The Special Permit <br /> is conditioned upon the following: <br /> T 1. Board of Health approval of the septic and water connection to the mobile <br /> home. <br /> 2. plan entitled"Yankee Survey Consultants, Site and Sewage Plan Prepared for <br /> Jared West, Located at#15 Blackwatch Way, Mashpee, MA., Assessors Lot <br /> #59, June 21, 2001". <br /> 3. the use of the mobile home on the subject property for temporary use as office <br /> and living space shall not exceed a period of four months. <br /> 4. the above-referenced four-month period shall commence on November 1, <br /> 2001 and conclude on February 28, 2002.
