Board of Appeals Boys& Girls Club of Cape Cod, Inc. SP-99-8 2 <br /> Mr. Guerrera.questioned if any signs will be installed. Mr. Yarosh stated that the <br /> sign will display"Boys& Girls Club of Cape Cod, Inc." and the logo of the Kraft family <br /> Mr, Yarosh said the sign is well below the minimum size requirements of the By-laws. <br /> The exterior lighting of the building will be done by accessing the existing light <br /> poles currently being used by the Police Department. The Police Department has given <br /> the Club permission to use the other side of the poles. Mr. Yarosh stated that there will <br /> be ample lighting for the exterior and interior of the building. The building is designed <br /> with a well-lit canopy that runs across the whole front of the building. The canopy will <br /> provide protection from bad weather for children waiting to be picked up by their parents. <br /> The basketball court will be lit until 8:00 p.m. <br /> Mr. and Mrs. Crowley and Ms. Fearnley, abutters on Snead Drive, questioned if <br /> an environmental impact study had been conducted. 1W. Govoni stated that the Board of <br /> Health would handle that issue and that the DPW would handle the traffic problem. The <br /> abutters expressed concerns regarding the entrance and exit for the center. Mr. Yarosh <br /> indicated that the Police Department and Fire Station have agreed to share the same <br /> entrance and exit and stated that it will not pose any major problems. He further stated <br /> that there are 68 parking spaces and a connecting area to the Coombs School in case of an <br /> overflow. <br /> Ms. Fearnley expressed concerns regarding noise coming from music, the skating <br /> rink and basketball court. Mr. Govoni stated that the center will only be open until 8:00 <br /> PM, The representatives of the Board of Directors of the center indicated that the <br /> majority of children using the center will be between 6 and 12 years of age. They also <br /> stated that the center will be open only when school is not in session. The summer hours <br /> will be from 8 A.M. until 6 P.M. No other comments were received from abutters. <br /> FINDINGS <br /> General Finding <br /> 1. the subject property is located at 99 Nathan Ellis Highway and consists of <br /> 29.6 acres. <br /> Special Permit Criteria <br /> Section 174-25.13.8 of the Zoning By-laws allows"for a private, non-profit <br /> community center building, provided that indoor or outdoor noisy activities shall be not <br /> less than 100 feet from any lot line and shall not be detrimental to the neighborhood by <br /> reason of noise in any season." <br />
