Board of Appeals Craig Lynch- SP-98-3 2. <br /> FINDINGS <br /> General <br /> 1. the subject property is located at 70 Popponesset Island Road and contains <br /> 36,749 square feet fronting on Popponesset Bay. <br /> 2, the immediate neighborhood consists of single family homes many of which <br /> have been improved with living quarters over the garages. <br /> Special Permit Criteria <br /> Section 174-25.A.8 of the Mashpee Zoning By-laws requires a finding that the <br /> conversion of a dwelling to accommodate not more than two families have no external <br /> evidence of occupancy by more than one family and that each dwelling unit have not less <br /> than 750 square feet of floor space. <br /> Specific Findings <br /> 1. the proposed conversion of space over the garage will have more than 750 <br /> square feet of floor space and will not have any external evidence of occupancy <br /> by more than one family. <br /> 2. no coastal resource areas will be impacted by the proposed reconstruction <br /> activities. <br /> 3. the site is both adequate and suitable for the proposed use and provides <br /> adequate land area for parking. <br /> 4. the use is in harmony with the general purpose and intent of the Zoning By- <br /> laws <br /> For the foregoing reasons the Board determined that the applicant met the criteria <br /> necessary to grant a Special Permit, The Board found that the proposed reconstruction <br /> would not be a detriment to the neighborhood and complies with the general provisions <br /> set forth within the By-laws. <br /> Upon motion duly made and seconded the Board of Appeals voted unanimously on <br /> February 11, 1998 to grant the Special Permit.
