Board of Appeals The Women's Body Shopp, Inc. - SP-98-25 2. <br /> FINDINGS <br /> I. The subject property is located at 502 Main St. and contains 9.69 acres divided <br /> between commercial, industrial and residential zoning districts, <br /> 2. Mashpee Zoning By-laws allow the proposed uses upon the grant of a Special <br /> Permit from the Board of Appeals. <br /> 3. The applicant has responded to comments from the Design Review Committee and <br /> increased the buffer zone ftom Main St. to provide an 80 foot buffer between the <br /> parking lot and the street. <br /> 4. The applicant has increased the proposed landscaping to provide additional <br /> screening and more extensive plantings. <br /> 5. The applicant has changed the design of the building to add a masonry front and <br /> new roof design. <br /> 6. The Board found that the building will cause no adverse impacts on public health <br /> or safety, will not cause excessive demand upon municipal services or facilities, <br /> will not have any impact upon environmental issues of water or air quality, wildlife <br /> habitat, noise vibration, electrical disturbance or traffic flow <br /> 7. There is adequate space for the proposed parking of 66 spaces which exceeds the <br /> requirement of the By-laws. <br /> 8. The Board found that the use is in harmony with the general purpose and intent of <br /> the Zoning By-laws and complies with the provisions therein. <br /> In view of the foregoing, the Board of Appeals found that the Applicant met the <br /> criteria necessary for the granting of a Special Permit, Upon motion duly made and <br /> seconded the Mashpee Board of Appeals voted unanimously on April 22, 1998 to grant <br /> the Special Permit subject to the following conditions: <br /> I. posting of a landscape bond of$5,000 <br /> 2. landscaping to be completed by May 31, 1999 <br /> 3. Design Review Committee to approve final fighting and landscape plans <br /> 4. Construction to be in compliance with revised site plan of Coastal Engineering <br /> dated February 25, 1998. <br />
