Board of Appeals Robert F. Mills - SP-98-100 2. <br /> FINDINGS <br /> A. General <br /> 1. the subject property is located at 131 Meeting House Road and contains <br /> 17,264 square feet. <br /> 2. the immediate neighborhood consists of single family homes on lots of similar <br /> size. <br /> B. Special Permit Criteria <br /> Mass. General Law Chapter 40A, Section 6, requires a finding that the extension, <br /> alteration or change shall not be substantially more detrimental to the neighborhood than <br /> the existing non-conforming use. <br /> C. Specific Finding <br /> I. the proposed construction would be an improvement to the site. <br /> 2. the proposed construction will conform to the setback and lot coverage <br /> requirements determined by the Building Inspector. <br /> 3. there is adequate land area to provide sufficient parking. <br /> 4. the proposed construction will not result in an increase in non-conformity. <br /> For the foregoing reasons the Board determined that the applicant met the criteria <br /> necessary to grant a Special Permit. Upon motion duly made and seconded the Board of <br /> Appeals voted unanimously on July 22, 1998 to grant the Special Permit subject to the <br /> following conditions: the proposed construction must conform to a minimum 30 foot <br /> front setback, 15 foot sideline setback and 10 foot rear setback and maximum 20% lot <br /> coverage. <br /> The Board found that the proposed construction would not be a detriment to the <br /> neighborhood. <br />
