Board of Appeals Pier L. Iovino SP-98-108 2. <br /> FINDINGS <br /> A. General <br /> I. the subject property is located at 302 Main Street and contains 4.8 <br /> acres of land. <br /> 2. the immediate neighborhood consists of single family homes on lots of <br /> varying sizes. <br /> B. Special Permit Criteri <br /> Massachusetts General Law Chapter 40A, Section 6, requires a finding that the <br /> extension, alteration or change shall not be substantially more detrimental to <br /> the neighborhood than the existing non-conforming use. <br /> C, Specific Finding <br /> I. the proposed expansion would be an improvement to the site, <br /> 2. the proposed expansion will conform to the setback and lot coverage <br /> requirements determined by the Building Inspector <br /> 3. there is adequate land area to provide sufficient parking. <br /> 4. the proposed expansion will not result in an increase in non-conformity. <br /> 5. the immediate neighborhood consists of single family homes, many of <br /> which have been improved with additions or reconstruction. <br /> For the foregoing reasons the Board determined that the applicant met the <br /> criteria necessary to grant a Special Permit. Upon motion duly made and seconded,the <br /> Board of Appeals voted unanimously on August 12, 1998 to grant the Special Permit. <br /> The permit is conditioned upon compliance with plans of Fonditek International dated July <br /> 6, 1998. <br />
