General <br /> 1. the subject property is located at 8 Seconsm Point Road and contains <br /> 19,760 square feet. <br /> 2. the immediate neighborhood consists of single family homes on lots of <br /> similar size. <br /> B. Special Permit Criteria <br /> Massachusetts General Law Chapter 40A, Section 6, requires a finding that the <br /> extension, alteration or change shall not be substantially more detrimental to <br /> the neighborhood than the existing non-conforming use. <br /> C. Specific Findings <br /> I. the proposed construction would be an improvement to the site. <br /> 2. the proposed construction will conform to the setback and lot coverage <br /> requirements determined by the Building Inspector <br /> 3. there is adequate land area to provide sufficient parking. <br /> 4. the proposed construction will not result in an increase in non- <br /> conformity. <br /> 5. the immediate neighborhood consists of single family homes of similar <br /> size, many of which have been improved with additions or <br /> reconstruction. <br /> For the foregoing reasons the Board determined that the applicant met the <br /> criteria necessary to grant a Special�ermit. Upon motion duly made and seconded, the <br /> Board of Appeals voted unanimously on August 12, 1998 to grant the Special Permit. <br /> The permit is conditioned upon compliance with plans of Cape&Islands Engineering <br /> dated March 30, 1998. <br />
