Board of Appeals Michael DeDecko - V-97-21 2. <br /> FINDINGS <br /> 1. the undeveloped lot contains 12,549 square feet and is one of many lots of <br /> similar size in the vicinity which have been developed with single family <br /> dwellings. <br /> 2. the unpaved Coombs Lane is accessible to vehicular traffic and is typical of <br /> many unpaved roads in the Town. <br /> 3. other than a building lot, said land could be put to no other profitable use. <br /> 4. the lot has been maintained as a separate buildable lot on the assessor's <br /> records. <br /> On the basis of these factors, the Board determined that a literal enforcement of <br /> the By-law would involve substantial financial hardship to the Petitioner and that desirable <br /> relief could be granted without nullifying from the intent or purpose of the Zoning By-law <br /> and without detriment to the public good. <br /> Upon motion duly made and seconded the Board of Appeals voted unanimously on <br /> March 12, 1997 to grant the Variance to allow construction of a single family home on an <br /> unpaved road. <br />
