Board of Appeals Mashpee Industrial Park Trust SP-97-69 2. <br /> plans will be submitted to the Committee. Comments were received from the Mashpee <br /> Economic Development Committee in favor of the project. <br /> FINDINGS <br /> 1. The subject property is located at 370 Industrial Drive and contains 2.27 acres <br /> in an I-1 zoning district. <br /> 2. Mashpee Zoning By-laws allow office use within this district upon the grant of <br /> a Special Permit from the Board of Appeals. <br /> 3. The subject lot is part of a Development Agreement between the owner and <br /> the Cape Cod Commission. This Agreement addressed regional issues in the <br /> development of the Industrial Park to facilitate the development of the <br /> property in a planned, phased development process. <br /> 4. The office building as proposed complies with the provisions of the <br /> Development Agreement. <br /> 5. The Board found that the building will cause no adverse impacts on public <br /> health or safety, will not cause excessive demand for community facilities, will <br /> not decrease groundwater quality and will not add significant adverse impacts <br /> on wildlife habitat, estuarine systems, traffic flow and safety. <br /> 6. The initiation of Phase I under the Development Agreement will trigger the <br /> funding of the off-site traffic mitigation escrow account, conform with open <br /> space requirements, result in the placement of monitoring wells and impose <br /> limitations and conditions to improve site conditions. <br />
