Board of Appeals Mobil Oil Corporation SP-96-28 2. <br /> f Attorney Douglas Murphy and Engineer Jack O'Leary represented the applicant and <br /> reviewed plans for the construction of a second building on the site of the service station <br />` to accommodate an automatic car wash and to allow changes in the approved lighting at <br /> the station. Mr. Murphy informed the Board that the construction of a separate building <br /> will require the relocation of certain parking and accessways and that the applicant has <br /> applied for a Variance He explained that the Board of Health has approved the proposed <br /> type of reclamation system, subject to review of the definitive equipment specifications. <br /> Comments were received from the Director of Public Works recommending improvements <br /> to the internal circulation of traffic on the site and revised site plans incorporating these <br /> recommendations were presented to the Board at the May 8, 1996. The Design Review <br /> Committee requested changes in the roof design of the proposed building to implement a <br /> mansard affect, and revised elevations were presented to the Board at the May 8, 1996 <br /> meeting incorporating that suggestion. <br /> Special Permit Criteria: Section 9 of Chapter 40A requires that the special permit <br /> granting authority make the finding that the use is in harmony with the general purpose <br /> and intent of the by-laws and complies with the provisions set forth therein. Section 6 of <br /> Chapter 40A requires the additional finding that any extension, alteration or change to a <br /> pre-existing non-conforming use or structure shall not be substantially more detrimental to <br /> the neighborhood than the existing non-conforming use. <br /> FINDINGS <br /> A. General <br /> 1. The property is an approximately 55,000 square foot triangular shaped lot with <br /> 301 feet of frontage on Falmouth Road/Route 28 and approximately 46 feet of <br /> frontage on Great Neck Road. The lot is within the commercial zoning <br /> district. <br /> 2. The property has been used for a gasoline sales and automotive repair service <br /> station since 1967. <br />
