Board of Appeals Plymouth Savings Bank - V-96-41 2. <br /> FINDINGS <br /> General: <br /> 1. the subject property is located at 675 Falmouth Road and contains 40,115 <br /> square feet. <br /> 2. the subject property is located in a C-1 zoning district and has a Special Permit <br /> for banking use. <br /> 3. the existing parking on the front of the building does not meet the current front <br /> setback requirements of the By-laws. <br /> Variance Criteria <br /> Chapter 40A, Chapter 10 requires that the permit granting authority determine that <br /> there are circumstances relating to the shape and topography which affect this lot and not <br /> the district in which it is located and that a literal enforcement of the By-laws would <br /> involve hardship. <br /> Specific Findings <br /> 1. the shape of the lot and the traffic flow within the lot restrict the area which <br /> can be used for parking. <br /> 2. the shape of the lot affects this lot and not the zoning district in which it is <br /> located. <br /> 3. the existing parking was designed before the current setback requirements from <br /> Route 28. <br /> 4. the proposed additional parking will be an improvement in the use of the land <br /> and will not be a detriment to the public good. <br /> Upon motion duly made and seconded the Board of Appeals voted unanimously on <br /> July 24, 1996 to grant a Variance to allow five additional parking spaces on the front of <br /> the building to be located 38.21 feet from Route 28. The Variance is conditioned upon <br /> compliance with plans of Stephen P. Sessoms Land Surveying dated July 9, 1996 and <br /> signed by the Chairman of the Board of Appeals. <br />
