Board of Appeals Mashpee Industrial Park Realty Trust - SP-96-53 2. <br /> FINDINGS <br /> General <br /> 1. the subject property contains 83,226 square feet and is located in the Mashpee <br /> Industrial Park in an I-1 zoning district. <br /> 2. the proposed building will be used for rental units for business allowed in an I- <br /> 1 zoning district by Special Permit from the Board of Appeals. <br /> Special Permit Criteria <br /> Section 9 of Chapter 40A and Section 174-24C of the Mashpee Zoning By-law <br /> require that the permit granting authority determine that the proposed use and <br /> development are consistent with applicable law, rules and regulations; that there will be no <br /> adverse affect on public health or safety; that there will not be an excessive demand upon <br /> community facilities created as a result of the proposal; and that there will not be a <br /> significant adverse impact on the environmental factors listed in Section 174-24.C(2), <br /> Specific Findings <br /> 1. the proposed uses are consistent with the industrial uses allowed in the <br /> Mashpee Industrial Park. <br /> 2. the proposed uses have been reviewed by the Director of Pubfic Works and the <br /> Town Planner and recommendations have been incorporated in the final plan <br /> 3. the proposed uses will not create traffic congestion in the Industrial Park. <br /> 4. the proposed uses will not adversely affect public health, safety or welfare, will <br /> not create an excessive demand upon municipal services and facilities and will <br /> not have a significant adverse impact on the environment <br /> 5. the Board found that the granting of a Special Permit would not be detrimental <br /> to the Town. <br />
