(3) No structure within an open space Incentive development <br /> may be built closer to the street line,side line or rear line V <br /> than the minimum requirements of the underlying <br /> zoning district, except where the Planning Board, as a f <br /> part of its approval of the special permit for the OSID, <br /> has approved a specific schedule of dimensional controls <br /> which differ from those requirements. However, in no <br /> case may one-or two-story primary structures be located <br /> �. less than twenty (20) feet from each other or mp& <br /> structures containing more than two(2)stories be locatea 1 <br /> less than thirty (30) feet from any other habitabl <br /> structure without specific approval from the Mashpe� <br /> Fire Chief.Access to, and the location of,any multifamily <br /> structure or structure containing three (3) stories skall, <br /> also require the approval of the Mashpee Fire ChW <br /> before any special permit or building permit may be <br /> granted. [Amended 5-8-89 STM, Art. 12, approved 8- <br /> 10-89) I <br /> (4) All development within an OSID shall conform to the �J <br /> parking requirements of Article VIII. <br /> (5) Access to the OSID shall only be directly from a street <br /> listed in Subsection A or from a road which intersects <br /> such arterial street within two thousand(2,000)feet of the <br /> entrance onto it from the OSID, is reconstructed by the <br /> developer to a standard, including sidewalks, bikeways <br /> and signalization where required by the Planning Board, <br /> which is sufficient to carry the traffic,from the OSID <br /> plus all other traffic projected to use such road at the <br /> time of the completion of the OSID, except that the <br /> Planning Board may allow for a pro rata sharing of such <br /> reconstruction costs with other major developments <br /> requiring special permits which will generate more than <br /> two hundred(200)trips per day on the road in question, <br /> and does not provide direct driveway access to any single- <br /> family residence or school on that portion between the <br /> OSID access and the street listed in Subsection A at the <br /> time of filing of the OSID special permit application. <br /> 17474 10 25-89 <br />
