Board of Appeals Edward Siegfried - SP-96-72 3.
7. no coastal resource areas will be impacted by the proposed construction
activities.
8. the site is both adequate and suitable for the proposed use and provides
adequate land area for parking.
9. the use is in harmony with the general purpose and intent of the Zoning By-
laws.
For the foregoing reasons the Board determined that the applicant met the criteria
necessary to grant a Special Permit. The Board found that the proposed reconstruction
would not be a detriment to the neighborhood and that the proposed structure, its location
on the lot and the intended use comply with the general provisions set forth within the By-
laws.
Upon motion duly made and seconded the Board of Appeals voted unanimously on
November 13, 1996 to grant the Special Permit subject to the condition that the side
setback distance from the lot at 218 Wading Place (Map 112, Block 56) be increased
from 10 feet to 15 feet. The Permit is subject to compliance with the revised site plans of
BSC group dated November 25, 1996 and revised plans of Mark Marinaccio, Architect,
dated November 25, 1996.
