0 <br />TOWN OF MASHPEE <br />Board of Appeals <br />Minutes <br />February 8, 1995 <br />The Mashpee Board of Appeals held a meeting on Wednesday, February 8, 1995 at 7:30 <br />P.M. at the Mashpee Town Hall. Board members present and acting throughout were: <br />Edward M. Govoni, James E. Regan III, Cheryl A. Hawver and Kenneth E. Marsters. <br />Building Inspector William F. Hauck was in attendance. <br />Diane Cloutier - Ms. Cloutier had asked for Discussion time to ask if her Special Permit <br />for a sign granted on 1/25/95 could include signing for a new dog grooming business she <br />was adding. Mr. Govoni explained that this should have been included in the other <br />application and that she would have to apply for a new Special Permit. <br />E. Gerard Keen - Requests a Variance from Sections 174-31 and 174-33 of the Zoning <br />By-laws for permission to vary the setback requirements in an R-3 zoning district on <br />property located at 426 Monomoscoy Road (Map 124, Block 51) Mashpee, MA. <br />E. Gerard Keen - Requests a Special Permit under Section 174-17 of the Zoning By-laws <br />to allow the expansion of a pre-existing non -conforming dwelling with a 16' x 23' house <br />addition and a 12' x 16' deck on property located in an R-3 zoning district at 426 <br />is <br />Monomoscoy Road (Map 124, Block 51) Mashpee, MA. <br />Members sitting: E. Govoni, C. Hawver, J. Regan <br />Engineer David Sanicki represented the applicant and presented plans for the house <br />addition and deck. He explained that the project has been approved by the Conservation <br />Commission and that the expansion will not encroach any further on the wetlands. <br />Ms. Hawver moved to grant the Variance of 40' to allow the 10' setback from the <br />wetlands. Mr. Regan seconded. All agreed. <br />Ms. Hawver moved to grant the Special Permit with the findings that the planned <br />expansion would be an improvement with the replacement of a septic system, an <br />upgrading of the property and no additional encroachment on the wetlands. Mr. Regan <br />seconded. All agreed. <br />Alice K. Mellian and Rose Z. Karibian - Request a Variance from Section 174-31 of the <br />Zoning By-laws for permission to vary the minimum lot size in an R-3 zoning district for <br />property located at 48 Nehoiden Road (Map 125, Block 117) Mashpee, MA. <br />Members sitting: E.
