U <br />CJ <br />TOWN OF MASHPEE <br />BOARD OF APPEALS <br />Minutes <br />Wednesday, July 12, 1995 <br />The Mashpee Board of Appeals held a meeting on Wednesday, July 12, 1995 at 7:30 P.M. <br />at the Mashpee Town Hall. Board members present: Edward M. Govoni, Chairman; <br />James E. Regan III, Vice Chairman and Associate Members Cheryl A. Hawver, Kenneth <br />E. Marsters and Robert G. Nelson. Building Inspector William F. Hauck was in <br />attendance. <br />A. G. Realty Trust - Requests a Special Permit under Sections 174-25.D.1, 174-25.D.2 <br />and 174-25.H.6 of the Zoning By-laws for permission to construct a professional office <br />building in a C-1 zoning district on property located at 96 Old Barnstable Road at the <br />comer of Great Neck Road North (Map 67, Block 3C) Mashpee, MA. (Owner of record: <br />Anna E. Tanneyhill). <br />(Continued from June 28, 1995). <br />• Members sitting: E. Govoni, J. Regan, C. Hawver <br />Land Surveyor Edward A. Stone presented revised plans for the location of the building. <br />The revisions included an increase in the buffer area to Old Barnstable Road and the <br />relocation of parking near the lot line of the adjacent commercial lot. <br />Several abutters questioned why the entrance to the property was not from Great Neck <br />Road North and Mr. Govoni explained that it was a town road and curb cuts were <br />approved by the Director of Public Works who was opposed. Mr. Stone explained that <br />there was a zoning by-law preventing curb cuts within 200' of an intersection. There was <br />discussion of improving the landscape screening from Old Barnstable Road. <br />Ms. Hawver moved to grant the Special Permit subject to a landscape bond of $7,500, <br />subject to final Design Review approval, subject to plan of 7/10/95 and that the 25' buffer <br />zone be maintained as a no -cut area except for utilities. Mr. Regan seconded. All agreed. <br />Coastal Resources Management Committee: <br />Mr. Govoni moved to appoint Bob Nelson as an Alternate Member of the Coastal <br />Resources Management Committee. Ms. Hawver seconded. All agreed. <br />Mr. Regan moved to appoint Ed Govoni as a Member of the Coastal Resources <br />• Management Committee. Ms. Hawver seconded. All agreed. <br />
