Board of Appeals Mobil Oil Corporation V-95-27 3. <br /> 2. the property has been used for a gasoline sales and automotive service <br /> station since 1967. <br /> 3. The existing structures on the lot do not conform to the current Zoning <br /> By-laws insofar as they encroach upon existing setback requirements. <br /> B. Specific Findings <br /> 1. the land area of approximately 1 1/3 acres affords ample area for the <br /> requisite parking spaces, the location of the structure, the canopy and <br /> the service islands relative to the actual street line. <br /> 2. The unique shape of the lot, given its lengthy Falmouth Road frontage <br /> and elongated triangular shape affords considerable restriction upon the <br /> ability to locate the necessary structures on the premises affording a <br /> hardship both financially and otherwise by adversely affecting the <br /> applicant's ability to provide convenient service to the public.. <br /> 3. The proposed installation of new gasoline storage tanks and septic <br /> system will be an improvement to the site. <br /> 4. The proposed changes in the curb cuts should result in an improved <br /> traffic pattern from the site. <br /> 5. The use of the premises is consistent with this commercial district and <br /> desirable relief can be granted without detriment to the public good and <br /> without nullifying or substantially derogating from the intent or purpose <br /> of the Zoning By-laws. <br />
