Board of Appeals A. G. Realty Trust SP-95-46 2. <br /> Architect Louis Giampietro represented the applicant on June 28 and presented <br /> plans for a professional office building. He explained that the proposed building <br /> conformed to the setback requirements and the recommendations of the Town Planner <br /> and the Director of Public Works on parking and drainage. Comments were received <br /> from many abutters on the landscape design and the location of the entrance to the <br /> property. The Board stated that the Director of Public Works required that the entrance <br /> to the property be from Old Barnstable Road. The Board voted to continue the hearing <br /> to July 12, 1995 at which time Land Surveyor Edward A. Stone presented revised plans <br /> for the buffer zones and landscape. The new plans provided reduced pavement, more <br /> plantings and additional drainage and setback from Old Barnstable Road, <br /> Special Permit Criteria - Section 9 of Chapter 40A requires that the special permit <br /> granting authority make the finding that the use is in harmony with the general purpose <br /> and intent of the by-laws and complies with the provisions set forth therein. <br /> FINDINGS <br /> A. General <br /> 1. The property is a 43,588 square foot lot at the corner of Great Neck Road <br /> North and Old Barnstable Road. The lot is within the commercial zoning <br /> district. <br /> 2. The proposed professional office building is an approved use in the commercial <br /> zoning district upon the grant of a Special Permit from the Board of Appeals. <br /> 3. The property abuts commercial land on Great Neck Road North. <br />
