Board of Appeals A. G. Realty Trust SP-95-46 3. <br /> B. Specific <br /> 1. The proposed location of the building provides for the required buffer area <br /> from Great Neck Road North and an increased buffer from Old Barnstable <br /> Road. <br /> 2. The plans conform to the drainage requirements of the Director of Public <br /> Works. <br /> 3. The Board determined that there is adequate land area to provide sufficient <br /> I parking and setbacks as required. <br /> 4. The Board found that the proposed building will not be a detriment to the <br /> neighborhood. <br /> For the foregoing reasons the Board determined that the applicant met the criteria <br /> necessary to grant a Special Permit. Upon motion duly made and seconded the Board of <br /> Appeals voted unanimously on July 12, 1995 to grant the Special Permit subject to the <br /> following conditions: <br /> 1. The permit is referenced by the site plan of E.A.S. Survey Inc. signed by <br /> Edward A. Stone and revised July 10, 1995 and the building elevations of L. F. <br /> Giampietro. All referenced plans are co-signed by a member of the Board of <br /> Appeals. <br /> 2. The Petitioner must get the final approval of the Design Review Committee on <br /> signing, fighting, and landscaping before the issuance of a Building Permit. <br /> The Design Review Committee will review the plantings to screen the parking <br /> lot. <br /> 3. The Petitioner shall post a Landscape Bond of $7,500 with the Town <br /> Treasurer. All landscape work is to be completed within six months of the <br /> completion of the building. <br /> 4. The 25 foot buffer zone from Old Barnstable Road must remain undisturbed <br /> with natural vegetation except where crossed for utility access and any <br /> disturbed area revegatated. <br />
