�at.TON;yop <br /> Mobon of ftlaobpee <br /> J .a <br /> '\•. %• 16 GREAT NECK ROAD NORTH <br /> MASHPEE, MA 02649 <br /> BOARD OF APPEALS <br /> Decision for a Variance <br /> RE: Alan and Chama Larkin - V-95-52 19 Cranberry Avenue <br /> Map 50, Block 24 <br /> A Petition was filed on July 12, 1995 by Alan and Chama Larkin of Newton, <br /> I <br /> Massachusetts for a Variance from Section 174-31 of the Zoning By-laws for permission <br /> to vary the frontage and lot size requirements in an R-5 zoning district to allow the <br /> construction of a single family dwelling on property located at 19 Cranberry Avenue <br /> (Map 50, Block 24)Mashpee, Massachusetts. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws <br /> Chapter 40A. Notice was given by publication in The Mashpee Enterprise, a newspaper <br /> of general circulation in the Town of Mashpee, on August 25, 1995 and September 1, <br /> 1995, a copy of which is attached hereto and made a part hereof. <br /> A Public Hearing was held on the Petition at the Mashpee Town Hall on <br /> Wednesday, September 13, 1995 at 7:30 P.M. at which time the following members of the <br /> Board of Appeals were present and acting throughout: Edward M. Govoni, Cheryl A. <br /> Hawver and Kenneth E. Marsters. <br /> This Decision is issued by the Mashpee Board of Appeals pursuant to the <br /> provisions of Massachusetts General Law, Chapter 40A, Section 10 and Section 174-31 <br /> of the Mashpee Zoning By-laws. <br /> Attorney Kevin M. Kirrane represented the Applicants and explained that they had <br /> purchased three lots on John's Pond in 1971. He informed the Board that a dwelling had <br /> been built on the lot line of two of the lots and that the third lot had been maintained as a <br /> separate buildable lot. The Building Inspector confirmed that the zoning when the lot was <br /> formed was a lot size of 7,500 square feet and 75 foot frontage. No comments were <br /> received from abutters. <br />
