s <br /> Board of Appeals S. Joseph DiMaggio SP-94-2 2 . <br /> The Board of Appeals made the following findings : <br /> 1 . The subject property is located at 135 Main Street <br /> (Map 37 , Block 58 ) and has been operated as a. retail <br /> gas station, towing company, auto repair and bus <br /> company for many years. <br /> 2 . The lot now contains 1 . 4 acres and part of the lot <br /> was zoned for commercial use and occupied by the gas <br /> station in 1970 . <br /> 3 . The applicant proposes to continue the sale of <br /> propane gas refills and gas grills . <br /> 4 . There is adequate land area to provide sufficient <br /> parking and setbacks as required. <br /> 5 . The proposed use of the subject property through the <br /> expansion shall not be substantially more detrimental <br /> to the neighborhood than the existing non-conforming <br /> use . <br /> 6 . The Board found that a Special Permit was necessary <br /> for the expansion of uses on the site . <br /> 7 . The granting of this Special Permit shall not have a <br /> negative impact on traffic flow or safety as a result <br /> of the proposed use. <br /> Upon motion duly made and seconded the Board of Appeals <br /> voted unanimously on April 13, 1994 to grant the Special <br /> Permit . <br />
