Board of Appeals Nynex Mobile Communications V-94-16 2. <br /> The Board found that the physical features, topography <br /> and configuration of the lot were determined by the <br /> frontage and size and that the change in zoning had created <br /> a substantial hardship relating to this lot but not to the <br /> zoning district in which the land is located. The Board <br /> found that relief could be granted without detriment to the <br /> public good since the permitted commercial use would have <br /> minimal impact on the neighborhood and would not derogate <br /> from the intent of the by-laws . <br /> Upon motion duly made and seconded the Board of <br /> Appeals voted unanimously on February 9 , 1994 to grant the <br /> variance of 50 ' to allow for 150 ' frontage. The Variance is <br /> referenced by plans of Nynex Communications dated December <br /> 8 , 1993 . <br /> 1 <br />
