Board of Appeals Lawrence E. & Catherine E . Warner 2 . <br /> The Board found that the lot is a stand-alone <br /> undeveloped parcel of land bounded on three sides by single <br /> family residences . other than a building lot, said lot <br /> could be put to no other profitable use. <br /> The Board found that the size of the lot created a <br /> hardship and that relief may be granted without derogating <br /> from the intent of the by-laws or without detriment to the <br /> p:Ublic good. <br /> Upon motion duly made and seconded the Board of <br /> Appeals voted unanimously on February 9 , 1994 to grant the <br /> Variance. The Variance is conditioned that all <br /> construction be within the footprint of plans of Cape and <br /> islands Engineering dated November 18, 1993 . <br />
