f <br /> N <br />..t Board of Appeals Peter Barattini V-94-25 2 . <br /> The Board of Appeals made the following findings : <br /> 1 . the undeveloped lot contains 11 , 703 square feet <br /> and it is surrounded by lots of similar or smaller <br /> size which have been developed with single family <br /> dwellings . <br /> 2 . the unpaved Shorewood Drive is accessible to <br /> vehicular traffic and is typical of many unpaved <br /> roads in the Town. <br /> 3 . other than a building lot, said lot could be put <br /> to no' other profitable use . <br /> 4 . Town water is now available to the area providing <br /> improved fire protection. <br /> On the basis of these factors , the Board determined <br /> that a literal enforcement of the By-law would involve <br /> substantial financial hardship to the Petitioner and that <br /> desirable relief could be granted without nullifying from <br /> the intent or purpose of the zoning By-law and without <br /> detriment to the ',public good. <br /> Upon motion duly made and seconded the Board of <br /> Appeals voted unanimously on April 13 , 1994 to grant the <br /> Variance . <br /> The Variance is referenced by plans of. Cape and <br /> Islands Engineering 51087 revised February 24, 1994 . <br />
