Y L <br /> Board of Appeals John J. and Dorothy E. Farrell SP-94-26 2 . <br /> The Board of Appeals made the following findings: <br /> 1 . The changes between the existing dwelling and the <br /> dwelling with the proposed second story addition will <br /> not increase the non-conforming nature of the <br /> structure . <br /> 2 . The immediate neighborhood consists of .single family <br /> - homes of similar size and style to the proposed <br /> structure . The existing structure conforms to all <br /> applicable setbacks with the exception of oneā€¢ side <br /> yard setback and exceeds the front yard setback of <br /> many existing homes in the neighborhood. <br /> 3 . The proposed structure includes a new (Title V) <br /> septic system and meets the current height and lot <br /> coverage requirements . <br /> The Board found that the proposed expansion would not <br /> be a detriment to the neighborhood and was consistent with <br /> improvements of other properties in the area. The Board <br /> determined that the plans of the proposed addition, its <br /> location on the lot, and the intended use of the structure <br /> comply with the general provisions set forth within the <br /> By-laws . <br /> Upon motion duly made and seconded the Board of Appeals <br /> voted unanimously on April 27 , 1994 to grant the Special . <br /> Permit. The Permit is referenced by plans of Cape and Islands <br /> Engineering dated February 14, 1994 . <br />
