• Board of Appeals Norman S . and Lois E. Silverman SP-94-37 2, <br /> The Board of Appeals made the following findings: <br /> 1 . The subject property is located at 9 Compass Circle <br /> and consists of 28 , 800 square feet. <br /> 2 . The immediate neighborhood consists of single family <br /> homes . Numerous variances and Special Permits have <br /> previously been granted for the enlargement and <br /> rebuilding of properties on Popponesset Island. <br /> 3 . The existing structure exceeds the front setback <br /> requirements and conforms to the lot coverage <br /> requirements . <br /> 4 . the changes between the existing dwelling and the <br /> dwelling with the proposed addition will result in a <br /> reduced side-yard setback thereby increasing the <br /> non-conforming nature of the structure . As a result <br /> this Board is required to make a determination under <br /> M.G.L.Ch. 40A, Section 6 , regarding substantial <br /> x detriment . <br /> The Board found that the proposed expansion would not <br /> be a detriment to the neighborhood and was consistent with <br /> improvements of other properties in the area. The Board <br /> determined that the plans of the proposed addition, its <br /> location on the lot , and the intended use of the structure <br /> comply with the general provisions set forth within the <br /> By-laws . <br /> Upon motion duly made and seconded the Board of Appeals <br /> voted unanimously on May 25 , 1994 to grant the Special Permit. <br /> The Permit is referenced by plans of Cape and Islands <br /> Engineering dated February 25, 1994 and plans of New England <br /> Design dated October 16 , 1993 . <br />
