Pinheiro <br />75 Sunset Circle <br />(Map 64 Parcel 8) <br />Mashpee, MA 02649 <br />Bk.: 24016 <br />Pg.: 342 <br />A Petition was filed on September 13, 2021 by Owners, Louis and Maria M. Pinheiro <br />requesting a Variance from the front and side yard setbacks under § 174-31 of the Zoning <br />Bylaws to allow for construction of a 22 ft. by 25 ft. attached garage on property located <br />in an R5 Zoning District, at 75 Sunset Circle, Map 64 Parcel 8, Mashpee, MA. <br />Notice was duly given to abutters in accordance with Massachusetts General Laws Chapter <br />40A. Notice was given by publication in The Mashpee Enterprise, a newspaper of general <br />circulation in the Town of Mashpee, on September 17, 2021 and September 24, 2021 a <br />copy of which is attached hereto and made a part hereof. <br />The Mashpee Zoning Board of Appeals issues this Decision pursuant to the provisions of <br />Massachusetts General Laws Chapter 40A § 10 and the Town of Mashpee Zoning By-laws. <br />This hearing was continued from October 13, 2021 hearings at the request of the Attorney <br />to be heard at the same time as the Written Finding request. <br />Public Hearings were held on the Petition at the Mashpee Town Hall on Wednesday, <br />November 10, 2021 at which time the following members of the Board of Appeals were <br />present and acting throughout; Chairman, Jonathan Furbush, Vice Chairman, William <br />Blaisdell, Board Members, Scott Goldstein and Norman J. Gould, and Associate Member <br />Sharon Sangeleer. <br />Attorney Kevin Kirrane represented the homeowners for the Special Permit and Variance <br />request to construct a garage and second floor addition. Also present was Raul Lizardi- <br />Rivera with Cape & Islands Engineering. Attorney Kirrane provided the Board with a site <br />plan, house plans, and his written narrative of the project. A portion of the second floor <br />addition will be built above the garage. The site is a 15,000+ sq. ft. lot has 90 ft. of frontage <br />along Sunset Circle, and 116 ft. of frontage along vegetated wetland. The shape of the lot <br />is narrow in the front and wide in the rear along the wetlands. <br />
