Bk: 29370
Owner of Record: Triple M Management Company, LLC Pg.: 175
29 Echo Road(Map 19 Parcel 3-9) and,
41 Echo Road(Map 19 Parcel 3-8) Bk.: 33210
Mashpee, MA 02649 Pg.: 113
A Petition was filed on February 15, 2022 by Petitioner 3M Ventures, Inc., d/b/a Triple M
Management Company, LLC requesting a Minor Modification to change the design and
construct a newly designed building to replace the building previously approved under
§174-24 (J) (C) (K) of the Zoning Bylaws on property located in an 1-1 Zoning District,
Map 19 Parcels 3-8 and 3-9, Mashpee, MA. The proposed building footprint will be
reduced from 3,700 sq. ft. to 3,612 sq. ft. from a two story building to a single story, and
will be aesthetically more keeping with the Cape Cod architecture.
The Mashpee Zoning Board of Appeals issues this Decision pursuant to the provisions of
Massachusetts General Laws Chapter 40A §9 and the Town of Mashpee Zoning By-laws.
Public Hearings were held on the Petition at the Mashpee Town Hall on Wednesday,
February 23, 2022 as a hybrid meeting at which time the following members of the Board
of Appeals were present and acting throughout; Chairman, Jonathan Furbush, Vice
Chairman, William Blaisdell, Board Members, Ron Bonvie, Scott Goldstein, and Norman
J. Gould.
Attorney Kevin Kirrane represented the application for a minor modification. Also present
were Lianne Anker, and Kevin O'Reilly,Principals of Triple M who operate the marijuana
facility on Echo Road.
A permit was originally granted for a modification for an addition on the building.Attorney
Kirrane provided the original plans that depict a 3,700 sq. ft. building. The Board had
issued a modification to the Special Permit to construct two wings onto the existing
structure to be utilized during the construction phase.
These two wings were to provide for adult use or recreational use marijuana because the
original building that is currently on the site is for medical use. The original style and
design of the building was cost prohibitive, and is not consistent with the typical building
design that is already onsite.
1
