Special Permit Criteria: <br /> Section 174-25 .H. 7 of the Zoning By-laws allow a <br /> private one or two-car garage, greenhouse or dock as a <br /> principal use where the lot cannot be developed with a <br /> principal residential use, provided that there be no <br /> commercial use or storage, no sanitary facilities, no <br /> storage outside of buildings, that no structure exceed <br /> fifteen ( 15 ) feet in height and that all applicable <br /> setbacks and lot coverage requirements are met and provided <br /> that a Special Permit for such use is approved by the Board <br /> of Appeals . <br /> C . Specific Findings <br /> 1 . the proposal will provide for use of the land <br /> without detracting from the surrounding area or the <br /> environment. <br /> 2 . less than 20% 01 the gross land area will be <br /> covered by buildings . <br /> 3 . the proposed garage will meet all the setback <br /> requirements of the by-laws. <br /> 4 . the proposed garage will not exceed fifteen feet <br /> in height. <br /> 5 . there will be no commercial use or storage, no <br /> sanitary facilities, no storage outside of the buildings <br /> and no second floor in the proposed garage. <br /> In view of the foregoing, the Board o1 Appeals voted <br /> unanimously on October 12 , 1994 to grant the Special Permit <br /> subject to the conditions of the By-law on the height <br /> restriction of 15 ' and compliance with the restrictions of <br /> the By-law. The Permit is referenced with plans o1 the <br /> proposed garage signed by the applicant on October 12 , <br /> 1994 . <br />
