Board of Appeals Henry J . and Susan Cartland-Bode 2 . <br /> The Board of Appeals made the following findings : <br /> 1 . The subject property -is located in an R-3 zoning <br /> district at 22 Bayview Road on Seconsett Island <br /> and consists of two lots of 21 , 680 and 24 , 400 square <br /> feet . <br /> 2 . The proposed new construction will result in 7% lot <br /> coverage and is within the 20% allowed by the <br /> by-laws . <br /> 3 . There are no new non-conformities created by the <br /> proposed new year-round house and no intensification <br /> of the non-conformity. <br /> 4 . the immediate neighborhood consists of one-story and <br /> two-story single family homes of similar size and <br /> many have been upgraded from the original cottages . <br /> 5 . the site is both adequate and suitable for the <br /> proposed use . <br /> 6 . the subsurface sewage disposal system will be <br /> replaced with a Title V system which will be located <br /> at distance further from the wetland resource area <br /> than the present system. <br /> The Board found that the proposed expansion would not <br /> be a detriment to the neighborhood and that the proposed <br /> reconstruction, its location on the lot , and the intended use <br /> of the structure comply with the general provisions set forth <br /> within the By-laws . <br /> Upon motion duly made and seconded the Board of Appeals <br /> voted unanimously on September 28 . 1994 to grant the Special <br /> Permit . The Permit is referenced by plans of Wm. M. Warwick & <br /> Associates Inc . revised 8/23/94 . <br />
