Board of Appeals Edward A. and Martha M. Palank 2 . <br /> The Board of Appeals made the following findings : <br /> 1. The subject property is located in an R-3 zoning <br /> district at 191 Daniel ' s island Road and consists of <br /> 25 , 300 square feet . <br /> 2 . The proposed new construction will result in 12 . 1% <br /> lot coverage and is within the 20% allowed by the <br /> by-laws . <br /> 3 . There are no new non-conformities created by the <br /> proposal and no intensification of the <br /> non-conformity . <br /> 4 . the immediate neighborhood consists of one-story and <br /> two-story single family homes of similar size and <br /> many have been upgraded from the original cottages . <br /> 5 . the site is both adequate and suitable for the <br /> proposed use . <br /> The Board found that the proposed expansion would not <br /> be a detriment to the neighborhood and that the proposed <br /> addition, its location on the lot , and the intended use of the <br /> structure comply with the general provisions set forth within <br /> the By-laws . <br /> Upon motion duly made and seconded the Board of Appeals <br /> voted unanimously on September 28 , 1994 to grant the special <br /> Permit . The Permit is referenced by plans of Cape and islands <br /> Surveying Co . revised August 16 . 1994 . <br /> J <br />
