Board of Appeals - Fred and Suzanne Luconi 2 . <br /> He explained that they .are adding a garage to the <br /> property. Mr . Tarabeili noted that the property is conforming <br /> in most setbacks but that a shed at the lot line effects one <br /> sideline setback . <br /> The Board of Appeals made the following findings : <br /> 1 . The subject property is a 40 , 400 SF lot situated on <br /> Popponesset Island . The property is directly on the <br /> waterfront of Popponesset Bay and is substantially <br /> impacted by wetland resource areas . <br /> 2 . The lot is located in an R-3 zoning district which <br /> requires 40 , 000 SF lot size . <br /> 3 . The proposed reconstruction will permit substantial <br /> improvement to existing site conditions by conforming <br /> with Flood Plain Construction Requirements . <br /> 4 . The subsurface sewage disposal system will be <br /> improved with a new distribution box. <br /> 5 . The proposed garage will meet the 40 ' front and <br /> 15 ' side setback requirements . <br /> 6 . The proposed lot coverage will increase from 14% to <br /> 16% of the total lot and from 19% to 22% with the <br /> wetland areas excluded. The Board found that the <br /> proposed lot coverage i-s consistent with that of the <br /> rebuilt homes in the immediate neighborhood. <br /> 7 . The drive is being replaced with a pervious crushed <br /> stone drive . <br /> 8 . The immediate neighborhood consists of one-story and <br /> two-story single family homes of similar size and <br /> many have been upgraded from the original cottages . <br />
