Section 6 provides that any increase required by. <br /> a zoning ordinance or by-law shall not apply for a period of <br /> five years from its effective date . <br /> 8 . The Board determined that the adoption of Section <br /> 174-21 of the Mashpee Zoning By-law ,which provides that <br /> nonconforming lots may be developed as allowed by M.G.L. Ch. <br /> 40A, Section 6 , have the same protection as allowed in <br /> Section 6 -- a five year grace period for requirements on <br /> increased lot size, frontage and setbacks . Therefore, the <br /> subject lot is protected until May 7 , 1995 . <br /> For the foregoing reasons the Board of Appeals voted <br /> unanimously on November 9 , 1994 in favor of the applicants <br /> and determined that the decision of the Building inspector <br /> should be reversed . <br /> r <br />
