Numerous Variances and Special Permits have <br /> previously been granted for properties on Daniel' s <br /> Island Road, including for property abutting the <br /> subject property. <br /> 6 . The subject property was acquired by the owner by <br /> deed from George G. Cheney and Louise F. Cheney <br /> dated September 29, 1961 . <br /> 7 . Land owned by E. Thomas Jones abutting the subject <br /> property was acquired by E. Thomas Jones by deed <br /> from Alan W. Ham dated September 28, 1960 . <br /> S . The subject property has on it approximately <br /> one-half of an existing garage utilized by E. <br /> Thomas Jones with an existing house on abutting <br /> property of E. Thomas Jones . <br /> 9 . The subject property has on it an existing dock <br /> providing access to Ockway Bay. <br /> 10 . Permits and licenses have been granted to E. .Thomas <br /> Jones by appropriate regulatory agencies for <br /> improvement and expansion of the existing dock. <br /> 11 . There has been no merger of the subject property <br /> with the abutting property of E. Thomas <br /> Jones . <br /> 12 . The subject property was not held in common <br /> ownership with contiguous land at time of recording <br /> or endorsement . <br /> 13 . In 1991 , the subject property was before the Board <br /> of Appeals for determination of the appropriateness <br /> of the construction of a single family home . The <br /> then Building Inspector had indicated there was not <br /> sufficient frontage . The 1991 application was <br /> withdrawn by the owner. <br /> 14 . The present Building Inspector has indicated <br /> sufficient frontage exists based upon Section <br /> 174-31 ( Footnote 1 ) which allows for the 60 feet of <br /> frontage on a cul de sac . <br /> 15 . The applicant seeks to construct a single family <br /> residence on the subject property. <br /> 16 . In the spring of 1993, inquiry was made to the <br /> Building Inspector on behalf of the owner of the <br /> subject property to determine the suitability of <br /> improving the subject property with a single family <br /> residence . <br />
