ADDENDUM TO JURISDICTIONAL DETERMINATION APPLICATION <br /> ANALYSIS SUPPORTING THE REQUEST <br /> FOR A JURISDICTIONAL DETERMINATION. <br /> RE: LITTLE RIVER BOAT YARD, INC. <br /> Boat storage/marina facility with attendant structures to <br /> service/repair boats. <br /> SECTION 22B <br /> The boat storage rack project constructed at the Little <br /> River Boat Yard, Inc. should be exempt from CCC review <br /> under section 22b. This project was originally permitted <br /> by vote on 21 June 1989 for the storage rack structure <br /> reviewed by the Conservation Commission and the DEsign <br /> Review Committee. Thereafter the Town of Mashpee requested <br /> petitioner to sign for an extension of time for filing the <br /> Board's decision to which petitioner assented and the <br /> decision was duly filed on 11 July 1989 . After the project <br /> was completed, a thorough environmental site investigated <br /> was performed by the Lincoln Environmental , Inc. which <br /> concluded the site/storage racks did not pose any <br /> environmental problems. (See report attached. ) <br /> SECTION 12.C.6 <br /> The boat storage rack project constructed at the Little <br /> River Boat Yard, Inc. should be exempt from CCC review <br /> under section 12 .c.6 since the Town of Mashpee Zoning <br /> By-law section 174-3 requires storage of boats on land to <br /> be in a "building" (defined as any structure under the <br /> by-law) . The "Building" consists of a covered three <br /> dimensional enclosure. This is/was new construction to <br /> comply with the By-law and is the primary use of the <br /> locus. Little River Boat Yard, Inc. as part of the special <br /> permit is to remove two sections of the rack storage <br /> building to result in a 142 ' x 52 ' foot structure or 7, 384 <br /> square feet of total floor space. <br /> 1 <br /> I <br /> I <br /> I� <br />
