Board of Appeals Little River Boatyard 4 . <br /> The applicant has submitted plans for a <br /> state-of-the-art concrete trough gas/oil trap <br /> containment system as well as pending plans to <br /> continue to upgrade the fuel storage at this site . <br /> The applicant submitted an Emergency Spill <br /> Contingency Plan as well as Hazardous Waste <br /> Containment, Training and Removal Plans along with <br /> contracts evidencing pumpout service for the stored <br /> boats . <br /> The applicant is registered as a very small <br /> quantity hazardous waste generator with the <br /> Environmental Protection Agency . <br /> Together with the site plan, the applicant has <br /> provided 25 year storm water run-off calculations . <br /> The site plan provided by the applicant shows the <br /> gradient of the site in one foot contours . <br /> As required by the Cape Cod Commission, collection <br /> basins are situated on the locus as a function of <br /> topography so as to effectively channel storm water <br /> run-off resulting in no environmentally adverse <br /> water run-off to Little River. <br /> Existing on the site originally, in addition to the <br /> Marina-boat storage use, were some fourteen rental <br /> cottages . . <br /> The applicant applied for demolition permits and <br /> removed some eleven cottages from the site together <br /> with their non-Title V septic systems ( 55-gallon <br /> drums . ) <br /> Prior to the removal of the eleven cottages, boats <br /> were stored everywhere on the site, between, in <br /> front of and behind cottages making egress and fire <br /> and safety access difficult . ' <br /> The current lay-out of the yard provides clear and <br /> easy access for fire and safety vehicles and <br /> represents substantial improvement for fire and <br /> safety purposes . <br />
