Board of Appeals Little River Boatyard 3 . <br /> 4 . The site is an approximate 2 . 97 acre parcel in the <br /> R-3 zoning district situated on Seconsett Island <br /> immediately proximate to Little River. The <br /> immediate neighborhood consists of a mixture of <br /> year-round single and multi-family homes as well as <br /> cottage colonies . <br /> Typical home sites in the area generally are of a <br /> non-conforming nature relative to existing bylaws . <br /> 5 . The original use of the subject parcel predates the <br /> Zoning By-law of the Town of Mashpee and the site <br /> has been operated as a boatyard since 1903 . <br /> 6 . The operations. of the boat yard include winter <br /> storage, summer valet service, boat repair and the <br /> storage and sale of marine fuel products . <br /> 7 . The primary source of revenue 'of the boat yard is <br /> the storage of boats . <br /> 8. The Board found further that approximately 110 <br /> parking spaces, including six spaces to be <br /> designated for handicapped parking, were available <br /> on the subject site . This number is substantially <br /> more than the 0 . 517 average ratio of cars to boats <br /> reported for Massachusetts facilities incorporating <br /> dry boat storage . <br /> 9 . The storage of transient boats in the rack storage <br /> building for which a Special Permit is sought by <br /> the applicant complies with the By-law requirements <br /> under Section 174-3 . <br /> The rack storage building provides an <br /> environmentally favorable method for the land <br /> storage of boats . <br /> The applicant has submitted, in addition to the <br /> unanimous decision of the Cape Cod Commission <br /> granting a hardship exemption with conditions, <br /> written expert opinion from Dr. David Aubrey <br /> supporting the rack storage building at this site . <br />
