Proposing a <br /> new 4,000 sq. ft. building. Application is scheduled with the Planning <br /> Board. <br /> Attorney, Kevin Kirrane represented the application of a 4,000 sq. ft. building that will be <br /> the location of a Sherman-Williams Retail Paint and Supply Store.Also present was Casey <br /> Burch with Solli Engineering, and Chad Brubaker with Liscotti Development. Mr. Kirrane <br /> gave a brief history of the location that is now a vacant lot.There was a proposal submitted <br /> months ago for a Dollar Store which was a larger building, and required multiple variances <br /> from the Zoning Board. This site is impacted by the Water Resource Area and has three <br /> frontages along Rte. 151, Ninigret Ave., and Wampanoag Ave. that is located next to <br /> Andy's Market. <br /> The project involves a 4,000 sq. ft. building that is designed so it does not require zoning <br /> relief by the Board of Appeals. But the building is crossing into the Water Resource Overlay <br /> District, and will have to appear in front of the Planning Board for Special Permit relief.The <br /> Special Permit is required because it's a retail use; no variance relief is required. Attorney <br /> Kirrane pointed out that a zoning bylaw that was adopted many years after the former <br /> restaurant, and other buildings along Rte. 151 suggested that the parking be situated <br /> behind these buildings and beside these buildings. This project has a limited amount of <br /> parking in front of the building at the main entrance so that people are not crossing travelled <br /> ways within the parking area that could potentially cause injury. Most of the parking is next <br /> to the building, and a limited amount is in the front, rather than in the rear next to the <br /> residential area. It's a relatively passive use and a use that will fit in this particular location <br /> along Rte. 151. <br /> 1 <br />
