MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> MARCH 23,2022 <br /> Charlie Reidy asked if the house was sized so there were not any side yard setback issues <br /> with the new construction would that perhaps result in a house that was smaller in coverage <br /> of the lot, and would be less coverage that is covered now. <br /> Attorney Kirrane said that the lot coverage would be reduced to some degree. <br /> Mr. Blaisdell agrees that increasing the lot coverage from 25.5%to 31.6%is a considerable <br /> amount in lot coverage. He asked what the lot coverages are for the surrounding homes. <br /> Mr. Goldstein said as one member does not see a hardship on this project to qualify for a <br /> Variance especially with the house design. <br /> Attorney Kirrane believes that there are features to this project that is making it better, and <br /> outweighs the Board's concerns on the lot coverage. He believes this house is typical of <br /> the other homes in the neighborhood. <br /> Sharon read the Town Planner's letter dated March 23, 2022 into the record that was sent <br /> to Chris Gallagher, and the Board of Health comments, and Conservation comments. <br /> Attorney Kirrane said that he does not believe there are any non-conformities being <br /> created. The current front yard setback is 41.4 ft. <br /> Mr. Blaisdell said he has an issue with the lot coverage. Mr. Bonvie said as one member <br /> that there should be no increase in lot coverage. Mr. Goldstein agreed, and Mr. Furbush <br /> agreed. <br /> Stephanie Morrison,Architect with Local Studio,Medford,MA. She said that the increase <br /> from existing to proposed is 500 sq. ft. <br /> Mr.Goldstein suggested to eliminate the deck,and make it a patio,as long as it's not raised. <br /> Attorney Kirrane asked for a continuance until April 13, 2022. <br /> Mr. Bonvie made a motion that the Board accept Attorney Kirrane's extension under the <br /> Special Permit. Mr. Gould seconded, yes. All were in favor. <br /> Mr. Goldstein commented that the Variance requests are for the side, front and lot <br /> coverage. <br /> Attorney Kirrane said he will review the application. He asked for a continuance of the <br /> Variance request until April 13, 2022. <br /> 4 <br />
