MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> MARCH 23, 2022 <br /> Mr. Bonvie made a motion that the Board accept Attorney Kirrane's request for extension <br /> of the Variance request, and referencing that lot coverage is not a request. Mr. Gould <br /> seconded, yes. All were in favor. <br /> 4 Blair Circle: Petitioner, Keith Gilmore, requests a Variance of the front yard setback <br /> under §174-31 (Land Space Requirements) of the Zoning Bylaws to allow for an addition <br /> on property located in an R-5 Zoning District, Map 3 Parcel 40, Mashpee, MA. (Owner of <br /> Record: Daniel E. Phillips). <br /> Keith Gilmore represented the Variance request. The project consists of an addition on the <br /> front right side of the home from the street. The site plan depicts a pre-existing non- <br /> conforming situation. The right front side shows an existing dimension of 40.5 ft. and with <br /> the new addition will create a 25 ft. new non-conformity. The house is located on a cul-de- <br /> sac and has a three bedroom septic system. There are two bedrooms on the second floor, <br /> and the owner would like to have another bedroom, and a family room. <br /> Mr. Furbush asked where the driveway and front are located. Keith said that the driveway <br /> curves along the front on the Blair Circle side and exits on the Deerfield Rd. <br /> The Board reviewed the plans and have no problems. <br /> Sharon read the Board of Health comments into the record dated March 23, 2022. No <br /> issues. <br /> Keith mentioned that the new proposed family room required a 6 ft. opening. The Board <br /> reviewed the revised plan depicting the required changes and asked the applicant to sign <br /> and date the page 7 of the plans with the proposed changes. The Board also asked that the <br /> existing lot coverage of 4.15%, and the proposed lot coverage of 6.71% be written on the <br /> plan as well. <br /> The Board had a discussion regarding the lot coverage. Chris Gallagher said that the <br /> building footprint with the addition is approximately 1,080 sq. ft. The Board agreed that a <br /> motion would include that a stamped certified plan as-built be submitted with the building <br /> permit. <br /> There were no more comments from the Board. There were no abutters present. <br /> 5 <br />
