Kelley, 174 Captains Row. Proposed pool and patio installation with NOI <br /> mitigation plantings. <br /> Mark Dibb from Cape & Islands Engineering presented plans. <br /> Agent said the provisions under Reg 33 allow for redevelopment in previously disturbed <br /> areas as long as the Commission feels what is requested does not impact performance <br /> standards. Part of the narrative was to submit alternatives, Mark Dibb has since submitted <br /> them. Mark Dibb said and economic alternative is finding another property with a pool, that <br /> is not an option. Logistics are favorable for the owner, there's also a geothermal heat <br /> system under a portion of the yard, so can't put it in that area. Impact avoidance: even <br /> though work is close to the buffer,there is a net benefit with both restoration and mitigation <br /> it's almost 2300 sq ft mitigation. We did supply dry well for saltwater pool. Those are the j <br /> alternatives we provided. <br /> Agent said for this particular property it is heavily developed, there really isn't much of a <br /> vegetated buffer in the inner riparian zone to the Mashpee River. I don't feel this proposed <br /> pool and patio will cause any adverse impacts as it is proposed entirely over existing lawn. <br />
