MASHPEE ZONING BOARD OF APPEALS <br /> MEETING MINUTES <br /> MAY 25,2022 <br /> Mr. Marsters met with the Design Review Committee for the sign design and was approved. <br /> However, it requires zoning approval because the size is over 20 sq. ft. in the R-5 District. The <br /> sign itself is 55 sq. ft., and is similar in size to the sign located at the entrance to New Seabury. <br /> He described the sign as being large in scale, but for safety reasons will hopefully slow down <br /> motorists. The sign will have ground lighting facing toward the sign, and there will also be street <br /> lighting along the new road as well. <br /> Mr. Goldstein agreed that the size of the sign will help motorists. <br /> Mr. Reidy wanted to know if the Board was committed to vote on the design and lighting. Mr. <br /> Morris said that the Board is only voting on the size because it's over the 20 sq. ft. allowed. <br /> Ms. Sangeleer read the comments from the Town Planner into the record. The sign will be <br /> situated further back from the entrance so will not interfere with the line of sight for motorists <br /> exiting the street. <br /> Mr. Caggiano asked if a sign could be situated 500 ft. prior to the entrance of the road similar to <br /> New Seabury. Mr. Marsters said that would be up to the Town. <br /> There were no more comments. <br /> Mr. Goldstein made a motion that the Board approve a Special Permit for 0 Country Club Lane, <br /> Owner,Kenneth E.Marsters,Prime Homes under§174-51 (B)(C)of the Zoning Bylaws to allow <br /> for construction of a 55 sq. ft. sign at the front entrance of the subdivision with lettering on both <br /> sides of the fence that reads; "Country Club Estates", on property located in an R-5 Zoning <br /> District, Map 59 Parcel 39, Mashpee, MA with the following conditions; <br /> 1. The Board has determined that the applicant meets all the conditions of a Special Permit <br /> under Mass General Law 40A Section 9. <br /> 2. Front Entrance Plan, Date: 12/29/20, Provided by: Prime Homes&Realty, Sheet P-2, <br /> Country Club Estates, "Front Entrance Design", Mashpee, MA.Note: Plant not to scale. <br /> 3. Conditioned on all Town Department comments read into the record. <br /> Mr. Gould seconded, yes <br /> Mr. Pittsley, yes <br /> Mr. Reidy, yes, <br /> Mr. Goldstein,yes, <br /> Mr. Furbush,yes <br /> All were in favor of the Special Permit. <br /> 3 <br />
