Meeting Minutes <br /> Plan Review Committee <br /> Tuesday, May17"2022 <br /> K8sehpem Town Hall WaqmoTtMeeting Room <br /> Mr. Mgnager <br /> No comments. <br /> Mr. Morris asked the Committee ifa motion is made ofthe available conditions, does the applicant have <br /> to be held accountable for the future additions. Drew said that the motion can be made available but not <br /> conditioned. Evan said that the Board of Appeals can approve the permit in consideration of the uses, <br /> but the code related issues need to be met to accommodate the uses and need to be dealt with by the <br /> related departments. The applicant needs to communicate that to the Board that they will need to satisfy <br /> those code related issues subsequent to the issuance of the Special Permit. <br /> M|. Collins asked how does one vote on something that is not proposed unless they reapply as a result <br /> of the conditions that have changed. <br /> Mr. Harrington said that it was communicated that there will be no painting. That will be one of the <br /> conditions, and should that change they will have to come back for further permitting. <br /> Ms. Laurent mentioned that the parking is currently based on just the warehouse. <br /> Mr. Phelan said if the showroom is in the front, it makes more sense for public safety, but since the <br /> showroom doesn't exist now, how do you explain that bn the Z8A. <br /> Mr. Junqueira said that he is 99% sure he will be installing a sprinkler system for the entire building ot <br /> just for the future cabinet making booth. The customer intends to use the building exclusively for <br /> themselves. The client is currently occupying another building, and there is an issue with parking <br /> because they are their business is expanding. Whatever the Board suggests he plans on applying for <br /> the future uses. Joao said that they are currently negotiating the purchase of the lot with the property <br /> owner. <br /> Attorney Kinonw said that he would rather apply to the ZBA just once for all the requested uses than <br /> having bo return several other times. <br /> Mr. Junqueins said because of the building location, there is no other parking except for the front. Mr. <br /> Lehrer said there's no issue with the location; that would be a discussion with the Board of Appeals. The <br /> question is the number of spaces provided. <br /> Ms. Laurent asked if the plan could be revised to show potential parking ifthe showroom or other office <br /> were installed. Joao said that iso great idea. <br /> There were no more comments. <br /> Mr. Harrington made a motion to approve Greg Clancy Construction Inc at 19 Mercantile Way with the <br /> following conditions: <br /> ° The sub-surface drainage be added to the retention basin, <br /> ° The leaching area underneath the paved parking requires aTitle 5Varianme. and the Variance <br /> be requested on the plan. <br /> * The site and septic plan will be submitted for a meeting with the Board of Health for approval. <br /> ° The parking be determined by the Zoning Board of Appeals if it should be on the side or in the <br /> front ufthe building. <br /> ~ A revised plan was requested for mn alternative parking plan. <br /> � That there is no painting within the building except if there in future painting in the building that <br /> they re-apply for additional permitting. <br /> 3 <br />
