Chris Burden stated that the abutter prefers not to see the
road completed but to have it left as a driveway since it
only serves one lot.
Tony stated that they will have to make a request to waive
road standards . As long as there are not safety issues
involved doesn' t see a problem.
Chris Burden stated that they have no problem labeling the
remaining lot unbuildable.
The Board would like to review the present road at an on
site visit.
Tom explained that they have a problem with zoning by law
re:f ire access/fire protection requirement. It calls for 20
foot pavement and is something which cannot be waived.
Common driveway cannot be considered frontage, has to be
street.
Tony stated that that has to do with determining whether or
not you get a building permit. The building inspector will
have to determine whether it is paved within 150 feet of the
building. Eventually New Seabury will have to demonstrate
that to the building inspector or can seek relief from the
ZBA.
Tom stated that they will need a waiver on the cul de sac
turnaround.
Tony suggested to the applicant they give a formal request
in writing to the Board asking to waive the specific road
standards .
Board will need to see layout of driveway showing level of
improvements they are planning to make and level of
standards required to service the lot.
There were no public questions or comments.
There have been no comments yet from the Board of Health.
The plan was filed on March S th.
Louise made a motion to continue the public hearing to May
grid at 6 : 45.
