The uses have to be approved, some are f or Plannina <br /> Board approval and some are Board of Appeals. <br /> Doug stated that he will have a discussion with Chairman of <br /> Board of Appeals to agree on a procedure. <br /> Tom discussed his changes and additions to the bylaw, <br /> including a definition of shopping center. <br /> Tom also added a change under the OSID, the applicant may <br /> get a waiver to eliminate the buffer if the abutter agrees . <br /> Tony suggested changing this so they can waive it or reduce <br /> it. <br /> The applicant will submit the proposed uses then only those <br /> which have been approved by the Planning Board will be <br /> permitting and no further Special Permit will be required <br /> but it must also go through the Design Review process . <br /> Doug stated that they would like to eliminate the extra <br /> step. <br /> Tom stated that they may want to clarify the definition of <br /> shopping center better because at this point any building <br /> with more than 1 tenant is a shopping center. <br /> Doug stated that he is concerned about the change in setback <br /> for shopping centers from 40 f t. to 50 f t. <br /> They propose to submit their plans on a 1=100 scale and will <br /> include drainage , utilities and parking. <br /> They would like a clarification on the water quality <br /> monitoring requirement. <br /> Whitings and Quashne t <br /> Doug stated that they have :made progress on these <br /> neighborhoods. They met with Tom and have gone through he <br /> numbers again, they re-worked them and came up with a <br /> concept : <br /> The special permit application will designate the number of <br /> bedrooms and the special permit will designate the maximum <br /> number of lots in each neighborhood. They can add land as <br /> they go along. <br /> To define bedrooms , Tom suggested that 3 . 3 bedrooms will <br /> equal 1 . 5 residential units , but it will require and <br /> amendment to the bylaw. <br /> The Special Permit will approve the roadway layout and them <br /> they will be brought in on an ANR basis for each lot. <br /> Plans now -- total of 71 lots (248 bedrooms) <br /> With zoning freeze -- 78 lots <br /> Original OSID calculation -- 208 (459 bedrooms) <br /> OSID based on current zoning - 126 units (277 bedrooms) <br /> Amendment proposed 189 units ( 416 bedrooms) 119--1?6 l.o is <br /> They could acquire additional open space for more lots . <br /> - 6 <br />
