ones which will be in the regional plan) as ones which should b a <br />included in the local plan. <br />They are just starting to outline a strategy for developing lorcal <br />plan. <br />Pat asked about the distribution of funds policy. <br />Ms. Dierker responded that she believes there will be between <br />$150s000 to $200,000 to do a model plan. <br />They will pick one or two communities to be model communities and <br />will hire consultants to develop the model plan. <br />Pat stated that Mashpee would like to be considered since they have <br />#1 growth in the State. <br />Tony stated they have very innovative zoning by laws (preservation <br />of open space and cooperative development) and are just beginning <br />to develop municipal water service and attempting to get severing.. <br />Mashp ee has many of the problems and solutions facing the Cape <br />including high traffic flow through the town. <br />The Town has major developments that because of the economy will be <br />back before the Planning Board. <br />Pat stated there will be over 1,000 units for review just at <br />Thursday's hearing. <br />Have a potentially critical school situation. <br />Have access to a consulting engineer. <br />Ms. Dierker responded that they will poll all the towns to see who <br />is interested and then will weigh the interest end issues in these <br />communities. <br />Ms. Dierker will discuss Town mapping with Torn. <br />The Commission would like to know the number of square feet of <br />commercial space available in the Town and the number of approved <br />residential subdivision lots which are approved and not yet built <br />on . She will talk to Tom about getting this information. <br />Discussion with ZBA on James Circle Realty Trust. <br />Mike McCoonis s Bill Hanrahan and Ed Govoni were present from the <br />ZBA and Doug Boyd, Building Inspector. <br />The ZBA requested the two Boards discuss the James Circle 4'0B <br />application. <br />Mike discussed the background/history of this plan. <br />He stated that presently it is 23 lots and is designed to fit as <br />many units as possible, there is no room to rut any garage. 'Ii.Ley <br />and skinny lots with little frontage (55 to 5 feed It <br />are long .� <br />is contrary to what the Town is striving for'. <br />The road which connects the lots was 2i22 in and 1/2 was very <br />deteriorated and overgrown. At the insistence of the homeowners <br />associations the developers at the time allowed the road covenant <br />and it followed each successive owner. <br />The homeowners association has petitioned the town to take the road <br />through a betterment process. It will be on the newt town eeting <br />warrant. <br />There are 5 areas which provide access to the beach which ar•;� pa� <br />2 <br />
