Wong Ctf.: 228689 <br /> 71 Bluff Avenue <br /> (Map 118 Parcel 63) <br /> Mashpee, MA 02649 <br /> A Petition was filed on May 3, 2022 by Owners, Daniel P. and Kate D. Wong requested a <br /> Written Finding under §174-17 of the Zoning Bylaws to allow for an extension, alteration of a <br /> pre-existing, non-conforming single-family dwelling on property located in the Popponesset <br /> Overlay District and R-3 Zoning District, at 71 Bluff Avenue, Map 118 Parcel 63, Mashpee, <br /> MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws Chapter 40A. <br /> Notice was given by publication in The Mashpee Enterprise, a newspaper of general circulation <br /> in the Town of Mashpee,on May 13, 2022 and May 20,2022 a copy of which is attached hereto <br /> and made a part hereof. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the provisions of <br /> Massachusetts General Laws Chapter 40A §6 and the Town of Mashpee Zoning By-laws. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on Wednesday, June 8, <br /> 2022 at which time the following members of the Board of Appeals were present and acting <br /> throughout; Chairman, Jonathan Furbush, Vice Chairman, William Blaisdell, Board Members, <br /> Ron Bonvie,Norman J. Gould,and Associate Member, Robert Caggiano. <br /> Mr. Joe Anastos, Contractor represented the homeowners for a Written Finding to construct a <br /> second floor addition. The floor plan was prepared by Steve Cook, with Cotuit Bay Design, <br /> and was submitted to the Building Department for permitting. The site plan that was dated <br /> October 18, 1993, and depicted a hand-drawn balcony, and a proposed addition in the rear of <br /> the existing dwelling.The existing lot coverage depicted as 22.5%,and the proposed as 24.6%, <br /> where 25% is the allowed percentage in the Popponesset Overlay District. The proposed <br /> project will be an office, bathroom, game room, and a study. There will be a full shed dormer <br /> in the back, and three doghouse dormers on the front. <br /> I <br />
