Brady Rodgers Bk.: 26995 <br /> 18 Mercantile Way Pg.: 314 <br /> (Map 88 Parcel 104) <br /> Mashpee, MA 02649 <br /> A Petition was filed on May 5,2022 by Owner, D.Brady Rodgers requesting a Special Permit <br /> under §174-25 (G) (13) Contractor Yard, and §I 74-25 (G) (14) Contractor Bay of the Zoning <br /> Bylaws to allow for construction of a 5,520 sq. ft. warehouse with offices for a landscape <br /> business on property located in the I and Light Industrial Overlay District(s),at 18 Mercantile <br /> Way,Map 88 Parcel 104, Mashpee, MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws Chapter 40A. <br /> Notice was given by publication in The Mashpee Enterprise, a newspaper of general circulation <br /> in the Town of Mashpee, on May 13,2022 and May 20,2022 a copy of which is attached hereto <br /> and made a part hereof. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the provisions of <br /> Massachusetts General Laws Chapter 40A §9 and the Town of Mashpee Zoning By-laws. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on Wednesday, June 8, <br /> 2022 at which time the following members of the Board of Appeals were present and acting <br /> throughout; Chairman, Jonathan Furbush, Vice Chairman, William Blaisdell, Board Members, <br /> Ron Bonvie,Norman J. Gould, and Associate Member,Brad Pittsley. <br /> Attorney Christopher Kirrane represented the owner and applicant. Also present was Dan Ojala <br /> with Down Cape Engineer, Joao Junqueira and Roger Brooks, Petitioner(s) with Capewide <br /> Construction who will be constructing the building for Big Guy Landscape,LLC.The application <br /> included a detailed layout/landscape plan, and floor plans. The proposal includes a 5,520 sq. ft. <br /> metal warehouse style building located in the I-1 Zoning and Light Industrial Overlay Districts. <br /> The property consists of 74,476 sq. ft., and has 534 ft. of frontage along Mercantile Way and <br /> Commercial St. The proposed building meets all the required dimensional setbacks given that <br /> there is 500 plus feet of frontage, over 75 ft. from Mercantile Way, and 75 ft. from Commercial <br /> St. There's over 157 ft. from the easterly sideline and 68.6' from the northerly sideline. The lot <br /> coverage is 7.4%which meets the 25%requirement,and the height limitation of 35 ft. There will <br /> be 16 parking spaces provided, including one handicap space which exceeds the 12 required <br /> amount of parking spaces. <br /> 1 <br />
