MASHPEE ZONING BOARD OF APPEALS <br /> DECISION FOR A SPECIAL PERMIT <br /> Owner, D. Brady Rodgers <br /> 18 Mercantile Way(Map 88 Parcel 104) <br /> Mashpee, MA 02649 <br /> SP-2022-24 <br /> • The industrial waste holding tank be labeled for its capacity at 1500/2500 gallon tank. <br /> • The site and septic plan to be reviewed by the Board of Health. <br /> • A curb cut is required from DPW. <br /> • There will be no sales of the products; i.e., bark mulch, shells, etc. <br /> • The base material be provided for the gravel and paved area according to specifications. <br /> • A Fire Alarm System to be installed. <br /> • Carbon monoxide detectors are required in the office areas. <br /> • Proper signage is required with the address labeled as 18 Mercantile Way. <br /> • A Knox Box is required for the building. <br /> • Material Safety Data Sheets (MSDS) for types and quantities shall be provided for the <br /> Board of Health and Fire Department. <br /> Mr. Furbush suggested that the sign be approved prior to an occupancy permit with the actual <br /> address on the sign. <br /> SPECIAL PERMIT CONDITIONS <br /> In view of the foregoing, the Board determined the Petitioner met the criteria for a Special <br /> Permit. Upon motion duly made and seconded at the Public Hearings on Wednesday, June 8, <br /> 2022, the Zoning Board of Appeals voted unanimously to issue a Special Permit to D. Brady <br /> Rodgers under§174-25 (G)(13)Contractor Yard, and §174-25 (G)(14)Contractor Bay of the <br /> Zoning Bylaws to allow for construction of a 5,520 sq. ft. warehouse with offices for a <br /> landscape business on property located in the Ii and Light Industrial Overlay District(s), Map <br /> 88 Parcel 104,Mashpee,MA with the following conditions; <br /> 1. The Board has determined that the applicant meets all the conditions of a Special Permit <br /> under Mass General Law 40A Section 9. <br /> 2. Site Plan—18 Mercantile Way,Mashpee,MA.Prepared for Capewide Construction/Big <br /> Guy Landscape,LLC,Date: 4/18/2022, Scale: 1"T 20', Sheet 1 of 4,Prepared by: Down <br /> Cape Engineering, Inc.
